What does this cost estimate include?
The estimate covers "turnkey" delivery: the structural frame (steel, concrete, and block), interior and exterior finishing, and basic electrical, plumbing, and AC work. It doesn't include the land price, government permit and subscription fees in full (partly covered only by the contingency margin), furniture, or architectural design if paid separately.
Why is there a range (from – to) instead of one number?
Because construction cost is affected by many factors that are hard to capture in a single number (contractor experience, steel and cement price fluctuations, architectural design details, the nature of the land). The range gives you a realistic picture instead of a falsely precise number.
What is the "contingency and fees margin" and why is it 15% by default?
It covers expenses that are often forgotten during initial planning: building permit fees, electricity and water subscriptions, changes during execution, and material price inflation over the construction period (which can extend to a year or more). 15% is a common rate recommended in construction budget planning guides, and you can adjust it.
Why does cost differ between Riyadh and other cities?
Riyadh, Jeddah, and Dammam are about 10-15% higher than most other cities due to higher costs of skilled labor, transport, and demand for contractors, according to multiple market sources. We chose this distinction as a calculator option for a more accurate estimate for your case.
Can this number be relied on for negotiating with a contractor?
Use it as a starting point to understand the general budget and compare it against actual price quotes, not as a final binding price. Always request a detailed itemized quote from trusted contractors before signing a contract.
